TITLE: Vice President of Asset Management

REPORTS TO: Executive Vice President, Chief Administrative Officer

Bayer Properties is looking for an experienced Vice President of Asset Management to oversee the company’s growing portfolio.  The position which reports to the Executive Vice President / Chief Administrative Officer is both strategic and operational in nature leading the development of and responsible for the implementation of comprehensive business plans, programs, initiatives, and strategies that promote the achievement of optimum operational, financial and business performance of the asset management function.

The Vice President of Asset Management will be an integral member of Bayer’s Leadership Team and will proactively participate in the strategic planning, design and implementation of short and long term objectives to increase asset value and maximize profitability through the oversight of Bayer’s growing 6+ million sf portfolio.  The VP of Asset Management will partner with the EVP/CAO spearheading the New Business Development Task Force.   Responsibilities will include sourcing and maintaining third party relationships.  The VP of Asset Management must be well versed and will have a “seat at the table” assisting with all aspects of the company’s business including, but not limited to, asset management, operations, marketing, human resources, leasing, construction/development and tenant coordination.  The VP of Asset Management must be proactive in approach, “take ownership” of the process and excel at handling multiple, complex assets.

The VP of Asset Management must be able to prioritize projects and tasks and effectively communicate with the external property level teams, as well as, Bayer’s internal portfolio and Executive and Leadership Teams. The VP of Asset Management will be responsible for insuring internal and external reporting package requirements are met and track actual operating and financial performance against budgets and projections. The VP of Asset Management will also be accountable for managing project reporting and is entrusted with developing, coordinating, facilitating and conducting Quarterly Asset Review Meetings.

In addition the VP of Asset Managements’ duties and responsibilities include all duties and responsibilities of a General Manager, as well as the following:

PRINCIPAL JOB ACTIVITIES:

  • New Business Development
  • Represent Bayer’s interest in negotiating agreements
  • Source and maintain third party relationships
  • Effectively manage assets for a portfolio of high quality retail and mixed use assets, coordinating all related business disciplines to maximize value creation
  • Develop business plans
  • Prepare and manage annual operating budgets in accordance with company return expectations to maximize property operating income
  • Review, analyze and guide portfolio financial performance for all properties
  • Review and approval of all budgets, financial reporting, material contracts, capex expenditures and other operating items
  • Manage all controllable expenses within budget without compromising the center’s integrity
    Develop and implement proactive strategies to resolve property operational, financial and compliance related challenges
  • Forecast, plan and manage capital improvement projects
  • Represent Bayer for required approvals, waivers and other property management activities
  • Provide overall guidance and direction regarding the operations of the properties
  • Provide oversight though communication with Property Management Teams and periodic property visits and inspections.
  • Assess and monitor adequacy of staffing levels and the appropriateness of work schedules at each property.
  • Review and approval of all property agreements
  • Foster a creative, driven and collaborative culture and assure the continuity of a qualified, professional and responsive staff.
  • Control costs through staffing / outside contractor level assessments and analysis of both operating costs and non-operating costs (e.g., capital expenditures)
  • Coordinate the annual budgeting process for operating expenses and capital expenditures
  • Monitor actual operating and non-operating costs to budget
  • Establish and maintain relationships with key merchant personnel, organizations and municipal officials.
  • Work with Property Management Teams to plan, design and implement short and long-term capital improvement programs.
  • Assist in property risk management initiatives and activities
  • Responsible for quarterly asset review meetings

QUALIFICATIONS:

Ideal candidate will be an experienced, highly motivated professional individual possessing strong quantitative and qualitative skills and who can adapt quickly, imaginatively and effectively to changing assignments.   Vision and strategic planning are essential tools as is the ability to manage multiple priorities.  Excellent verbal and written communication skills are a must.  Demonstrated leadership skills, energy and flexibility.  The successful candidate must possess a proactive, creative disposition and be capable of solving problems with resourcefulness and through the effective management of others.

REQUIREMENTS:

  • Bachelor Degree in Business, Finance, Real Estate or other related field.
  • Masters or advanced degree in related field preferred
  • Professional certifications (CSM, CPM) preferred
  • Demonstrated success in business plan development and execution
  • Demonstrated success in leadership, staff development and team building
  • Outstanding interpersonal communication, problem solving and organizational skills
  • Minimum of 10-15 years progressive property management experience managing multiple direct reports within a professional organization coupled with a minimum of 5 years experience working at the Corporate of regional level with a geographically diverse portfolio
  • Must be detail oriented, responsive, proactive, organized and analytical
  • Strong presentation and negotiation skills
  • Strong ability to establish project goals, timelines and milestones
